Position Title: Trades/Maintenance Specialist, Senior - HVAC

Department: District Wide

Hourly Rate: Non-Exempt - B23-B25, DOE

Position Summary:

The Trades/Maintenance Specialist Sr., HVAC performs various skilled trades and journey-level duties related to the maintenance and repair of commercial facilities, such as HVAC, refrigeration, plumbing systems, automotive, grounds keeping, central heating/cooling plan equipment, systems and auxiliary machinery.

The work schedule for this position may include working evenings and weekends. Local travel may be required.

Duties and Responsibilities:


* Perform installation, maintenance and repairs to College facilities and equipment and systems to ensure they are in working order
* Operate equipment including computerized energy management control systems
* Assist with installation, maintenance and repair of mechanical and related electrical/plumbing systems, and other repair and maintenance tasks
* Inspect facilities, systems, and fixtures and provide periodic servicing
* Perform preventative maintenance and repair on HVAC and refrigeration equipment, including energy management control system (EMCS) controls
* Set up recovery units, gauges, and refrigeration cylinders
* Perform routine cleaning of pumps motors, chillers boilers, and other related equipment
* Read blueprints, schematic drawings, and/or construction drawings
* Estimate time and materials for assigned area
* Maintain and clean equipment
* Perform heavy labor, such as moving equipment or furniture
* Operate College motor vehicles
* Follow applicable federal, state and local laws, codes and regulations
* Use safe work practices and procedures, to include proper lifting and carrying methods, and the proper use of hand and power equipment, tools and supplies
* Assist with inventory of supplies and equipment to ensure adequate stock and functionality are maintained
* Perform data entry input on the computerized maintenance management system
* Use computers and applicable software including facilities and maintenance software, word processing, databases, email and calendaring
* Prepare and maintain a variety of reports and records
* Provide effective customer service
* Respond to customer issues, pages and emergency calls for repair on a 24-hour basis, including being subject to callbacks and serving on a rotating on-call roster
* Communicate clearly both orally and in writing sufficient to receive and convey instructions to perform the duties of the job
* Demonstrate interpersonal skills as applied to interaction with coworkers, supervisors, the college community and the general public
* Operate as part of a team, to include cross training with other operations and maintenance staff

Job Requirements:


* High School diploma or General Equivalency Degree (GED) and
* Completion of an approved technical/vocational/apprenticeship program and
* Possession of a valid Arizona Driver's License and demonstration of an acceptable driving record and
* Universal EPA Certificate-HVAC-Refrigerant Chemical Handling Four years and
* Four years journey-level trades experience in HVAC and demonstrated knowledge, skills, or abilities in another skill not associated with the primary skill for assignment

The ideal candidate will have the following knowledge, skills, and abilities:


* Perform a full range of skilled maintenance and repairs of systems applicable to the structural areas shown and provide general service in other mechanical/structural areas
* Journey-level central plant and commercial direct expansion equipment maintenance and installation
* Basic repair and maintenance of a variety of commercial facility systems, including basic mechanical/electrical systems and basic construction
* Use of computers and applicable software applications
* Basic inventory and record keeping
* Prepare and maintain a variety of reports and records, including data entry
* Read blueprints, schematic drawings, and/or construction drawings
* Principles of estimating job materials and work hours
* Troubleshoot systems related to area of assignment
* Communicate clearly, both orally and in writing, and demonstrate interpersonal skills with co-workers, supervisors, the College community, and the general public

Physical Requirements:


* Positions in this class typically require: climbing, crawling, crouching, lifting, reaching, balancing, stooping, grasping, manual dexterity, kneeling, standing for prolonged periods, walking, pushing, pulling, grasping, feeling, talking, hearing, seeing and repetitive motions.
* Heavy Work: Exerting force up to 100 pounds occasionally, 50 pounds frequently, and 20 pounds constantly to lift, carry, push, pull or otherwise move objects including the human body.
* Incumbents may be working in areas with moving mechanical parts, electrified equipment, vibrations, fumes, dusts, poor ventilation, chemicals, extreme temperatures, low lighting, workspace restrictions, intense noises and travel.
* Successful candidates must meet minimum medical testing requirements, as determined in a physical examination prior to employment
